"I'll just rent it until the market comes back" is the most common exit from a stalled listing — and the most under-calculated.
Use what comparable houses actually lease for this month, not what a rent estimator says. Discount it if the house has the same condition issues that stalled the sale; tenants notice dated kitchens too.
Your full mortgage payment. Then note that insurance changes when you're not the occupant — a landlord policy costs more — and that some HOAs in Desert Shores and The Lakes have rental restrictions or registration fees. Check before you list it.
Budget one month vacant per year, and a turnover cost — paint, cleaning, repairs, marketing — each time a tenant leaves. Averaged monthly, that's often 8–10% of rent.
If you're out of state or don't want the calls, a property manager runs roughly 8–10% of collected rent plus a leasing fee. If you self-manage, price your own time honestly.
The roof and the AC didn't get younger because you rented the house. Reserve at least 1% of the home's value per year — more for a pool. A rental with a fifteen-year-old AC in Las Vegas will call you in July.
Rent clears the full sheet above with room to spare, you have cash reserves for a bad year, the loan is at a rate you'd never get again, and you genuinely want to own the house in five years. That's a real investment decision, and it's a fine one.
It's a way to avoid deciding. If rent barely covers the payment before vacancy and repairs, you're not investing — you're paying to keep a problem, and the price or condition issue that stalled the sale is still waiting for you at the next sale. If the loan balance is the underlying issue, renting postpones it; a subject-to sale ends it.
Some sellers rent for a year to reset the listing history and ride out a soft stretch. That can work if the numbers above are genuinely positive. Put a firm re-decision date on the calendar and treat it like the 30-day plan, just longer. And get a written direct offer now for comparison — it's the number you're implicitly betting the market will beat. The comparison page shows how to line the columns up.
Tell Alex the rent you're expecting and the payment. We'll show you the real monthly number — and what a direct sale would net instead.
(725) 525-6473Everything on this site is safe to act on while you're listed — testing the price, fixing what the inspection flagged, auditing the marketing — because that's work you do with your agent. The one thing we won't do is buy a house that's under an active exclusive listing agreement. If that's you, let the agreement run its course or have your agent present our written offer as a backup. Once it has expired or been withdrawn, or if you're selling on your own, the direct-sale path is open to you immediately.
