I'm still listed with an agent. Can I use this site?

Yes — the price test, condition triage, marketing audit, and 30-day plan are all things you do with your agent. The one thing we won't do is buy a house under an active exclusive listing agreement. Let it run out, or ask your agent to present our written offer as a backup.

My listing expired. Do I owe my old agent anything if I sell to you?

Possibly not, but it depends on your agreement's protection period, which usually covers buyers your agent introduced. We weren't. We're not attorneys and can't interpret your contract; read the clause or ask yours, and tell us the expiration date so we can respect it. The 30-day plan covers the expired-listing steps.

How do I know if it's price or condition?

Showings without offers usually means price. Offers that die after inspection means condition. No showings at all usually means you're priced just above a search band. The price test and condition triage walk through the tells.

Should I switch agents?

Only after the marketing audit says the marketing is the problem and the agreement allows it. Switching agents doesn't fix a price or loan problem, and the listing history follows the house either way.

What is the loan-balance test?

Realistic sale price, minus roughly six to eight percent for commissions and closing costs, minus repair credits, minus your payoff. If it's near zero or negative, no price cut can work and the answer is structural. It's on the comparison page.

What does subject-to mean?

We buy the house and take over your existing mortgage payments; you bring no money to closing. The loan stays in your name until we refinance or pay it off, with documented servicing. It fits low- or no-equity situations. The direct-sale page covers the trade-offs plainly, including the due-on-sale clause.

Is your offer just a lowball?

It's a wholesale price for certainty and speed, priced on the property's systems and condition — not on your days on market. We show you how it compares to a corrected-price relist net, and when the relist wins, we say so.

How fast can a direct sale close?

Cash: about a week after title is clear. Subject-to: two to three weeks. You choose the move-out date; 30 to 45 days is common.

Do I need to fix or clean anything?

No. As-is means as-is. Leave what you don't want.

Can you buy with a tenant in place, or if I've moved out of state?

Yes to both. One coordinated walkthrough for a tenant; a video walkthrough and remote signing through the title company if you've moved.

Should I just rent it out?

Only if the full landlord sheet — vacancy, turnover, management, reserves, landlord insurance — is comfortably positive and you actually want to own it in five years. As a way to avoid deciding, it's expensive.

Do you give legal or tax advice?

No. We're direct buyers and an information resource, not attorneys, CPAs, or a brokerage. Have your own attorney review any agreement; we build time for that in.

Which neighborhoods do you cover?

Valley-wide. The neighborhood notes cover The Lakes, Desert Shores, Peccole Ranch, Rhodes Ranch, Providence, Skye Canyon, Paradise, and Whitney in depth, but call about any address.

Still Under Contract With Your Agent? Read This First.

Everything on this site is safe to act on while you're listed — testing the price, fixing what the inspection flagged, auditing the marketing — because that's work you do with your agent. The one thing we won't do is buy a house that's under an active exclusive listing agreement. If that's you, let the agreement run its course or have your agent present our written offer as a backup. Once it has expired or been withdrawn, or if you're selling on your own, the direct-sale path is open to you immediately.
